Why Sedona, and why first
Sedona is where the argument for co-ownership stops being financial and becomes obvious. Around three million people visit each year; roughly ten thousand live there. The town is ringed by 1.8 million acres of national forest, four wilderness areas, two state parks, and more than 400 miles of trail that begin, in some neighborhoods, at the end of the street. Homes here are not merely expensive, they are scarce in a way that policy keeps deliberate. Owning one outright means carrying a seven-figure asset that sits empty most of the year. Sharing one means the house is lived in, the trails get walked, and the capital stays sensible.
We know this market from the ground. How the waitlist works
Joining costs nothing and commits you to nothing. What it does is put you in line, literally, you get a number, for three things: the first look at the home we secure, with the real numbers and the real documents before anyone else sees them; first word on our second Sedona path, a ground-up build with established local builders; and founding-member scheduling priority in year one, meaning first pick of your weeks inside our rotating calendar system. When we talk with Sedona homeowners about fractionalizing an exceptional property, this list is what we bring to the table. Every name on it moves the first home closer.

The standard we are building to
Every Ideal Location residence is designed against our E.A.R.T.H. framework, Experiences, Adventures, Rejuvenation, Togetherness, Home, from the first walkthrough, not retrofitted after closing. In Sedona that means trail access you can use before coffee, outdoor living designed for the light this place is famous for, and a wellness program built into the home rather than bolted on. The scheduling system is published and transparent: rotating priority for peak weeks, so nobody owns Christmas forever, and nobody loses it forever either. Two paths to Sedona
The first is the one above: an existing home, fractionalized to our standard. The second is longer and, for some owners, better: a ground-up build on a Sedona-area lot with local builders, the wellness package designed in from the foundation. Waitlist members hear about both, in order, by number.
